Rules for calculation of building area
The National Unified Construction Area Calculation Rules is a normative document 1982 promulgated by the State Economic Commission, and its main calculation rules are as follows:
1. Scope of calculating construction area [1]
(1) No matter the height of a single-storey building, it is calculated as one floor, and its construction area is calculated as the horizontal area above the external wall of the building. If there are several floors in a single-story building, the building area should also be calculated.
(2) For high-low span single-story buildings, if the construction area needs to be calculated separately, when the high span is a side span, the construction area shall be calculated by multiplying the horizontal length between the outer surfaces of gables at both ends above the footstool by the horizontal width of the outer surface of the outer wall above the footstool to the edge line of the middle column of the high span; When the high span is a middle span, its construction area should be calculated by multiplying the horizontal length between the outer surfaces of gables at both ends above the foot by the horizontal width between the outer lines of the central column.
(3) The construction area of multi-storey buildings is calculated according to the sum of the construction areas of each floor, and the bottom floor is calculated according to the horizontal area above the external wall of the building; The second floor and above are calculated according to the horizontal area of the external wall.
(4) Construction area of basement, semi-basement, underground workshop, warehouse, store, underground headquarters, etc. The corresponding entrances and exits are calculated according to the horizontal area of the outer wall (excluding the light well, moisture-proof layer and its protective wall).
(5) If the deep foundation is used as the underground overhead floor, and the floor height exceeds 2.2m, the construction area shall be calculated as half of the horizontal area outside the overhead floor.
(6) The hanging feet of inclined buildings are used as overhead floors at work, and the height is more than 2.2m.. The construction area is calculated according to the horizontal area around the envelope.
(7) The passage through the building, regardless of the height of the hall in the building, the construction area is calculated as one floor. Halls and corridors in hallways should be calculated according to their horizontal projection area.
(8) The construction area of library stacks is calculated according to the number of shelves.
(9) The construction area of elevator shaft, elevator shaft, garbage chute and pipeline shaft shall be calculated according to the natural floor of the building.
(10) The construction area of the stage lighting control room is calculated by multiplying the horizontal area of the periphery of the envelope by the actual number of floors.
(1 1) If the technical height in the building exceeds 2.2m, the construction area shall be calculated.
(12) The construction area of the awning with columns is calculated according to the horizontal area around the columns, and the awning with independent columns is calculated according to half of the horizontal projection area of the top cover.
(13) The construction area of carports and platforms with columns is calculated according to the horizontal area around the columns; The construction area of carports, carports and platforms with single-row columns and independent columns shall be calculated as half of the horizontal projection area of the top cover.
(14) The construction area of stairwell, water tank room and elevator machine room with envelope protruding from the roof shall be calculated according to the horizontal area around the envelope.
(15) The door protruding from the wall is calculated according to the horizontal area of the periphery of the enclosure structure.
(16) Balcony and corridor are closed, and the construction area is calculated according to its horizontal projection area. The construction area of concave balcony and cantilever balcony is calculated according to half of its horizontal projection area.
(17) The corridor and eaves gallery with roof and column outside the building wall shall be calculated according to the horizontal area of the column. The construction area of columnless corridor and eaves gallery is calculated according to half of its projected area.
(18) For an overhead corridor with a roof between two buildings, the construction area shall be calculated according to the projected area of the corridor. The construction area of overhead corridor without roof is calculated as half of its projected area.
(19) The outdoor staircase as the main passage and evacuation is calculated according to the horizontal projection area of each floor; If there are stairs in the building, the outdoor stairs are calculated according to half of the horizontal projection area.
(20) If the elevated single-story building spans other buildings and structures, the construction area shall be calculated according to its horizontal projection area; if it is a multi-story building, it shall be calculated according to the multi-story.
2. Do not calculate the construction area.
(1) Components, fittings and artistic decorations that highlight the wall surface, such as columns, cribs, footholds, steps, column-free awnings, etc.
(2) Outdoor ladders for maintenance and fire fighting.
