In recent years, with the continuous development of various buildings, houses built with different building materials and various forms have emerged, and the calculation of housing area has become simple and complicated. Recently, the Ministry of Construction issued a notice on the registration of housing ownership, and at the same time summarized the calculation methods of construction area that were not specified or unclear in the original "Code for Real Estate Survey" and made interim provisions.
According to the provisions of the Notice, in the attached drawings of the house ownership certificate, the name of the surveying and mapping unit of the property under test and the interior of the house shall be indicated.
Construction area (dimensions should be indicated in the drawing) and the * * * shared construction area of the house; Real estate surveying and mapping units are responsible for the quality of their completed real estate surveying and mapping results.
In the past, due to the unclear regulations in some places, buyers reflected more about the calculation of building area involved in the registration of housing ownership, such as the area calculation of external walls, public corridors, irregular enclosures, non-vertical wall buildings and so on. To this end, the Ministry of Construction has further clarified the following provisions for calculating the construction area:
First, the building height. The height of a building with a calculated construction area should be more than 2.2 meters (including 2.2 meters, the same below).
Second, the outer wall. For the external wall of the same floor, there are both main wall and glass curtain wall, the construction area is calculated as the main wall, and the wall thickness is calculated as the main wall thickness. When the wall thickness of each floor is different, it will be calculated separately according to the floor. Metal curtain walls and curtain walls made of other materials shall be treated with reference to the relevant provisions of glass curtain walls.
Third, slope the roof. The roof of the house is inclined, that is, if the roof has a slope, the part exceeding 2.2 meters shall be calculated as the construction area.
Fourth, irregular enclosure. If the horizontal projection of the balcony, corridor and overhead corridor exceeds the outer edge of the floor, the construction area shall be calculated according to the horizontal projection of the floor.
Five, deformation joints. Expansion joints and settlement joints that are connected to either side of the room, have the general conditions of the house and can be used normally are calculated according to the construction area.
6. Non-vertical walls. For houses with inclined, curved and other non-vertical walls, the construction area shall be calculated for the part with a height exceeding 2.2 meters. If the wall of the house inclines outward beyond the outer edge of the bottom plate, the construction area shall be calculated by the projection of the bottom plate.
Seven, the space under the stairs. If the building area of stairs has been calculated, the building area will not be calculated regardless of whether the space below it can be used.
Eight, public * * * channel. The ground floor of the building facing the street or under the porch is used as a public street, regardless of whether there are columns or maintenance structures, the construction area is not calculated.
Nine, two or more floors of the house. The construction area of two or more floors shall be calculated according to the relevant provisions of the Code for Property Survey.
10. Buildings that are not connected to the interior. Buildings similar to balconies, verandahs and verandahs that are not connected with the interior are not included in the construction area.
Eleven, outdoor stairs. The construction area of outdoor stairs is calculated according to the sum of the horizontal projection areas of each floor.
