Why is the house price in Changsha so low?
Comparing with first-tier cities and cities with the same level of economic development and per capita income, we can know that Changsha has low housing prices.

1) At present, the housing prices in Beijing, Shanghai, Shenzhen and Hangzhou are basically around 15000 yuan/square meter and above, while the housing prices in Guangzhou are around 10000 yuan/square meter, and Changsha, a city with economic strength ranking around 10 among provincial capital cities in China, is only slowly moving to 5000.

2) In the first half of 2009, the average price of five districts in Changsha was 4,254 yuan/square meter, of which the residential area was only 4,065,438 yuan+0.9 yuan/square meter, ranking first from the bottom among the six capital cities in central China. The price peak at the end of 2008 10 was only the third lowest among the provincial capital cities in China. In a sense, the housing price in Changsha is a "happy price depression". Compared with other cities, when the housing prices are soaring, the housing prices in Changsha are relatively slow. In 2005, the average sales price of commercial housing was 3030 yuan/square meter, and the transaction volume was about 6.4 million square meters. In 2006, the average price of commercial housing was 299 1 yuan /m2, and the transaction volume was about 6.9 million m2. In 2007, the average price of pure commercial housing in the city was 360 1 yuan/square meter, and the transaction volume climbed to nearly 9 million square meters. In 2008, the average price of commercial housing in the city was 4,285 yuan/square meter, and the transaction volume was 6.8 million square meters; In the first half of 2009, the average price of new commercial housing was 3,474 yuan/square meter, and the transaction volume reached 7.72 million square meters.

3) For a long time, the per capita disposable income of Changsha ranks first among the six capital cities in central China, and the ratio of house price to income has been within the international warning line.

Then why is the house price in Changsha so low? Last time, I had a brief talk with the leaders, and combined with my own analysis, I think there are several reasons:

1, Changsha is a consumer city, Changsha people are full of entertainment spirit, residents don't like to save money, and all the money is spent on eating, drinking and having fun, so KTV, hotel restaurants, foot washing cities and other consumer places can be seen everywhere in Changsha.

2. I want to know why well-known developers and intermediaries have come to Changsha for development, and why the housing prices in Changsha have not been inflated. The leader said that the good plots in the urban area were taken away by state-owned enterprises and local developers in Changsha, and well-known domestic developers took the peripheral land.

Changsha has a small population, which seems to be 2.9 million in 2008, only one third of that of Wuhan.

4. Changsha is not attractive enough to customers in surrounding cities. The reason is that Changsha's economy developed slowly in the past few years, the proportion of GDP in the province's GDP was not high, and the city's development speed was slow. However, in the past two years, with the implementation of strategies such as the rise of central China, the integration of Changsha, Zhuzhou and Xiangtan, and the comprehensive reform demonstration zone, the machinery manufacturing industry has sprung up, making Changsha's economy develop rapidly and attracting customers from surrounding counties and cities. Rich people from all over the province have come to Changsha to buy houses.

In recent years, the housing supply in Changsha is very large. There are a large number of real estate projects in Xingsha, Sports New Town, Provincial Government Plate, Hexi Pilot Area and around the municipal government. Push a lot of goods, supply exceeds demand, and the price can't go up.

6. In recent years, Changsha has launched a lot of affordable housing, demolition and resettlement housing and other affordable housing, which has weakened the purchasing power.

I dare to assert that housing prices in Changsha will rise rapidly in the next year or two. The reason is:

1. Now the housing price in Changsha does not match the economic status of the city.

2. At present, Changsha is stepping up infrastructure construction, and important traffic trunk lines such as subway, river-crossing tunnel and high-speed rail are under construction, and the city is changing with each passing day.

3. Changsha's industry has developed rapidly, with a total industrial output value of 200 billion in 2007, 300 billion in 2008 and expected to reach 400 billion in 2009. Construction machinery, automobile and other industries began to exert their strength, and the favorable national policies promoted the rapid economic development of the city. As a result, Changsha's attraction to customers in surrounding cities has been greatly enhanced. Rich people in their hometown have also started to buy houses in Changsha, and many customers with foreign accents have been heard in the market, which can explain everything.
