For vacant properties that have not been occupied for a long time (for more than six months in a row) after the owner moves in, and vacant properties that have not been used for a long time after moving in, the owner shall file a written record with the property management company, pay the vacant property management fee at 70% of the stipulated or agreed service fee standard, or collect the property fee according to the provisions of the relevant departments of provinces, cities and counties on the reduction and exemption of vacant houses.
After the owner goes through the check-in formalities, the public service fee for property management shall be paid by the owner or user on a monthly basis. For owners who have purchased but have not moved in, they will pay 50% of the public service fee for property management within one year. At the same time, in order to prevent some real estate speculators from leaving their houses idle for a long time, it is stipulated that the public service fee for property management after one year is 100%.
No property service contract has been signed: the relationship between everyone and the property management company is generally in the state of being served. According to the relevant laws and regulations, the property management company should sign a service contract with the owners of the community. If the property management company does not sign a property service contract with the owner, the owner can refuse to pay the property fee, but if the property management company has signed a property service contract with the industry Committee, but not with the owner himself, the owner cannot refuse to pay the property fee.
